About Portfolio Services
Jim Smith
Jim Smith is the executive vice president of Fiserv Lending Solutions-Portfolio
Services and head of the senior management team. His name is known throughout
the secondary mortgage market’s complementing his market presence in the due
diligence aspects of structured mortgage finance. Along with his select team of
market experts, he was the founder and initiator of the new product and service
group Portfolio Services, which provides clients a one stop shop in customized
risk mitigation products and solutions.
Jim’s compelling market presence in this niche has enabled Portfolio Services to
build a visible and effective presence within the Wall Street Capital Markets.
In addition to the Risk Mitigation capacities within the valuations and
fulfillment center groups, he has also incorporated a credit services group
which includes underwriting (performing and scratch & dent), compliance review,
data audit and data extraction segments into his business plan.
Knowing the industry allows Jim the ability to create customized products for
individual clients based on their immediate and future needs. Jim has created a
system called PSI which allows for easy transition of products from one stage to
the next using a bump logic system to gather information on subject properties.
Prior to Fiserv Lending Solutions-Portfolio Services Jim held the position of
executive vice president chief operating officer for Nationwide Portfolio
Services. His responsibilities included product development and sales of all
portfolio bundled due diligence products to the Wall Street Market. He was also
instrumental in the development of analytical risk scoring products to service
the client market.
Jim also held the position of 1st vice president capital markets with Fidelity
Hansen Quality where he facilitated the relationships with all New York Capital
Market firms. Additional duties include the management and oversight of all
credit due diligence operations of FNF Hansen Quality. Jim has also held senior
secondary market positions with Old Kent Mortgage and Southern Pacific Funding
Corporation. Jim is a Certified Public Accountant with a degree from the
University of Oregon.
When Jim is not working he enjoys running and has completed more than 50 long
distance competitions. He uses the more than 9,000 foot high mountain terrain in
Colorado to train for these competitions.
Ramon Duran
Ramon Duran is the senior vice president of operations and one of the original founders
of Fiserv Lending Solutions-Portfolio Services. Since the conception of
Portfolio Services, Ramon has helped pull together a comprehensive team which is
focused on people who have the combined expertise and experience needed to help
its clients succeed in the secondary mortgages market.
Ramon is an integral part in setting up and maintaining the operational
processes and systems that support all products and services offered to Fiserv
Lending Solutions clients. His expertise and knowledge of all facets of business
also allows him to offer suggestions to clients regarding improvements in all
facets of their interaction with Fiserv Lending Solutions and their own internal
processes related to due diligence aspects of structured mortgage finance.
Throughout his career Ramon has worked with companies ranging from independent
consulting and start-ups to Fortune 500 statuses. His work history encompasses
nationally and internationally recognized businesses, including international
business experience in India and the Philippines. Ramon has worked in the
healthcare, logistics, information technology, professional services, leasing,
laboratory testing, debt collection and financial industries. His disciplines
have included accounting, finance, audit, tax, SEC reporting, mergers and
acquisitions, operations management, information technology (implementation,
development, management) as well as sales.
Ramon has a Bachelor’s of Science degree with a major in Accounting, from the
University of Colorado at Boulder and is also a certified public accountant
(inactive status). Ramon also enjoys the outdoors in Boulder, Colorado where he
bikes, hikes, snowboards and runs the vast array of mountains in the area.
James Beatty
James Beatty is the senior vice president and chief valuation officer for Fiserv
Lending Solutions-Portfolio Services as well as part of the senior management
team. He is one of the three founding partners of this division.
In his current position he overseas all appraisers both in the field and based
at headquarters. Jim’s responsibilities include product development, quality
control and staffing. Additionally, Jim is assisted by senior valuation managers
who handle the day-to-day completion of our valuation product set along with our
staff appraisers. These include resolving discrepancies on reconciliations, as
well as administering our vett calls on behalf of our business partners.
Most recently with Nationwide Appraisal and Title, Jim was a senior vice
president of sales, with overall responsibility for 70 staff appraisers located
in multiple Midwest markets. He performed due diligence for both prime and
sub-prime lending products.
Prior to his work with Nationwide, Jim spent eighteen years with Real Estate
Appraisal Services, a wholly owned subsidiary of Charter One Bank (now Citizens
Bank). He was a senior vice president and residential product manager. Jim was
responsible for the supervision of the residential appraisal staff and the
quality control of the appraisal product. He also monitored appraisal policy,
completed appraisal reviews and conducted appraisals in accordance with sound
professional appraisal practice. Additional responsibilities included appraisal
compliance and business development.
Jim has been in the real estate business in many different capacities and roles
for more than 19 years. After graduating from Ohio University in 1987 he has
been actively involved in the appraisal profession both locally and nationally.
He earned the CRP designation from the Employee Relocation Council in 2000 and
SRA designation from Appraisal Institute in 1996. Jim’s most recent
accomplishments include the Meritorious Service Award in 2006 from ERC and
participation on several committee’s with the ERC and local chapter of Appraisal
Institute.
His interests include golfing, tennis, baseball, fishing, and an active role in
scouting and coaching.
Jason
Taylor
Jason Taylor is the director of operations at Fiserv Lending Solutions-Portfolio
Services and is part of the senior management team. He is responsible for the
work structure of all employees at the main headquarters site in Boulder,
Colorado as well as off site teams including transaction managers and research
analysts. This includes the directing of the overall corporate operations to
support all client and vendor requirements and transactions.
Using the web-based proprietary PSI ™ technology Jason can track the progress of
single orders and bulk order pools for all of Fiserv Lending Solutions-Portfolio
Services Wall Street clients. He oversees the production team and is accountable
for all products to be completed in a timely manner and readily available for
client use. Jason is in constant communication with clients and employees to
ensure client expectations are being met. He also works to continuously improve
the overall efficiencies of products by evaluating the fulfillment records,
tracking orders and looking at the quality control specifications in place for
various residential real estate mortgage valuations, due diligence, credit and
underwriting products and services.
Jason assists in the creation and development of the overall business processes,
system functionality, training initiatives, department management and line
management over-site to create the highest quality product for each client.
Jason came to Fiserv Lending Solutions-Portfolio Services from Meritage Mortgage
Corp. where as an officer of the company he held management positions in both
secondary marketing and wholesale loan originations. His responsibilities ranged
from implementation of new systems, products, pricing and policy to managing
loan coordinators, underwriters, lock desk and administrative staff.
As Secondary Marketing, AVP at Southern Pacific Funding Corp. he assisted in the
execution of both whole loan sales and mortgage back securities, development of
new products and pricing as well as managing the lock desk. Other positions have
included Wholesale Account Executive at New Mortgage Millennium and Fieldstone
Mortgage Company. His roles in both sales and management have led to a wealth of
knowledge in the mortgage industry. Jason attended Portland State University and
started his career in real estate after earning his license through Century 21
School of Real Estate.
One of Jason’s other interests is Taekwon-Do. As a coach and Two-time US
National Team Member he has the ability to seek out employees strengths and work
with them to create a successful, productive group of associates. Jason was
president of Crystal Lake Taekwon-Do and operated three schools in Portland,
Oregon with over 100 active students.
